The goal of this project was to convert the attic to a Master suite and increase the overall energy efficiency ofthe house as much as possible.
The house is a Craftsman bungalow, built in 1910. The existing attic was uninsulated, with no heat source at all. There was only one bathroom on the 1st floor.
The new bathroom takes advantage of space added at the rear of the house and also includes a new gable dormer to create space for the water closet.

Design features of the new bathroom include:
• A large shower with subway tile surround and hex tile flooring
• Glass accent tiles
• An operable skylight for ventilation and natural light
• Pedestal sink with period fixtures
• Custom oak cabinetry with Carrera marble countertops
• Marmoleum flooring
• Toto dual flush toilet
• Pocket door with etched glass provides natural light and privacy

The existing dormers were framed over the original roof, creating extremely awkward spaces in the bedroom.
The dormers were structurally reinforced to create a higher ceiling, accentuate the
existing ceiling lines and create usable, attractive nook spaces. Insulation was added throughout the 2nd floor and a new roof was installed.

In order to create space for the 2nd floor bath and improve the floor plan, the existing chimney was removed and the hip roof at the rear ofthe house was converted to a gable.

The new gable dormer was built with the same exterior detailing as the rest ofthe house to match the original as closely.
