Transitional Whole House Remodel in Lake Oswego, OR
Design Consultant Robby John Barham led this whole-house remodel in Lake Oswego, transforming a 1980s house with good bones to a beautifully customized family home for our clients.

Project Objectives and Client Wishlist
Barham met our clients, alongside their real estate agent, for a consultation before the home was even purchased, as selecting a new home worthy of a full reno was the first goal for our clients. After touring the home, they were all impressed with the condition and “bones” of the 1980 home that had been well-maintained by its original owner.
Being new to the Pacific Northwest, our clients wanted to create a beautiful home to raise a family. The husband worked mostly from home, so early on, we had a discussion around adding a “bedroom” as an office space. In terms of aesthetics, we established goals within schematic design to fully update the home, while maintaining a few original characteristics.
Our clients’ wishlist for this remodel included:
- Custom stairs
- Adding a mudroom
- Adding a fifth bedroom
- Creative kitchen design
Design Challenges and Solutions
Adding a mudroom, or something of the sort, was on the client’s wish list. With limited space and a goal to avoid the costs associated with structural changes, we dove into the drawing board. The stairs also posed a challenge as our clients asked for something a bit more custom. A sloped ceiling in the kitchen required our design team to get extra creative with the cabinet design. And with the husband working from home, adding a fifth bedroom was high on the priority list.
Luckily, there was a large closet under the stairs, and after providing a concept to the clients, we were able to incorporate this new space, which works wonders for the kids’ outerwear while making the hallway leading to the garage much more spacious. This solution also kept a closet under the stairs with relocated access to the crawl space.
After discussing inspiration for the new stair railing design, we found a solution. All components of the new railing system were carefully crafted by our carpenters, and the end result is a stunning new staircase that builds on the wood tones from the new hardwood flooring throughout the home.
The existing sloped ceiling posed a challenge when it came to working up the new design and cabinet composition for the kitchen. With some creativity, we delivered a design that solved the problem. An otherwise awkward corner of the kitchen now has an aesthetic appeal.
A second-floor loft also played a role in transforming this home, along with new walls and windows, as well as a fresh paint palette. Barham notes that his favorite part was salvaging an existing built-in bookcase and incorporating it into the new design.
Special Features, Customizations, and Finished Results
Thoughtful design details in the kitchen, from the cream colored cabinets contrasting with the white hood and wall color, make this space so warm and inviting. The wood cabinetry accents at the peninsula, the existing beam we kept as-is, and the shelving in the glass wall cabinet also add to the welcoming feeling.
The wide gas range creates a strong focal point, and the custom curved hood has been finished with plaster to provide a bit of texture. Details like the small quartzite shelf above the range bring continuity from the main slab of quartzite on the peninsula.
The view from the kitchen to the staircase, through the new arched doorway, invites you to admire the rich, warm wood tones that carry throughout the new staircase and wood flooring.
In the guest bathroom, the wallpaper design and colors, contrasting with brass fixtures and glass cabinet knobs, spark joy. Another custom feature is the light fixtures throughout. Every single fixture was replaced, and great attention was given to the product selection, along with new placements, per the new electrical floor plan.
Barham notes that the mudroom is particularly special, emphasizing that our clients have been loving the space for their children. With a designated spot for shoes, jackets, and backpacks, heading out has never been easier!
