Neil Kelly Project Costs: A Breakdown for Homeowners

The moment you start to think about remodeling your home, one of the first questions that probably goes through your mind after “Wouldn’t it look so amazing if…” is “How much will it cost?” Unfortunately, that question doesn’t come with a simple answer. Remodeling isn’t simple. But, don’t worry, we’ll explain everything. We’ll give you some price ranges and help you understand the things that are likely to influence your home remodeling cost the most.

WHAT ARE THE MOST INFLUENTIAL FACTORS IN THE COST OF A REMODELING PROJECT?

SCOPE

The “scope” of your project clearly outlines which parts of your home will be worked on and what changes you want to make. As you can probably guess, the more rooms you touch and the more you change, the more your project will cost.

The first question to answer is, what room(s) are we remodeling? The size and complexity of the space will be a big determining factor in the cost to remodel it.

Complexity: Your family room, for example, might have a fireplace and some cabinets, but it’s an otherwise open space. That would be less expensive to remodel than your kitchen. Kitchens are filled with cabinets, appliances, plumbing and electrical fixtures that all have to come together in a beautiful way to withstand the daily wear and tear of your household. Every square foot has something to address. What is involved in the room you want to remodel?

Size: A primary bathroom is going to be more expensive to remodel than a hall bath because we simply have more square footage to cover, but also because the shower can be larger or there might be a tub and a shower. How large is the space you want to remodel?

The next question to ask is how much do you want to change?

We’ve organized the varying degrees of change into four common categories, but keep in mind that most real-world remodeling projects will fall somewhere in between.

REFRESH - $$
Give your space a whole new look without gutting it completely. We can repaint the walls, refinish or reface your existing cabinets, replace your sink, countertop, and backsplash, and update your light fixtures.

REPLACE - $$$
We completely remove everything in the space — sometimes all the way down to the studs — and replace it with all-new items such as new cabinets, new countertops, new plumbing fixtures, etc. The important thing is that the floor plan stays the same.

REIMAGINE - $$$$
We work with you to design an all-new floor plan, including reevaluating traffic patterns, repositioning appliances and/or removing walls. Then we’ll usher in all new materials and personalized design features.

MATERIALS

The materials and finishes you select have a big influence on the final cost of your remodeling project, and there are a lot of options out there. To help homeowners see through the endless possibilities and make choices that are right for them, we often talk about design options in terms of Good, Better, and Best.

GOOD - $
Smart, stylish, and budget-conscious. These materials are durable, attractive, and deliver excellent value. You’ll find quality stock cabinetry, dependable quartz or other man-made surfaces, and reliable fixtures designed to withstand daily life.

BETTER - $$
A step up in both look and performance. Semi-custom cabinetry, upgraded quartz or stone countertops, and designer fixtures allow for more personalization and refined detail. This level offers an ideal balance between beauty, function, and investment.

BEST - $$$
Fully customized and crafted to your wildest dreams. Think one-of-a-kind cabinetry, premium natural materials, luxury appliances, and distinctive design details. Every element is chosen for its quality, longevity, and timeless appeal.
Whether your priority is practicality, personalization, or pure luxury, our designers will help you make informed choices that align with your goals, lifestyle, and budget—even if your Pinterest board says “best” but your bank account says “good.”

EXISTING HOME CONDITIONS

In addition to potential problems like asbestos, lead pipes, outdated electrical, or dry rot that could add to the cost of your remodeling project, your existing home (and previous remodels) can create obstacles in our path toward your new design.
For example, maybe you want your kitchen cabinets to reach all the way to the ceiling but there’s a soffit in the way and it has HVAC ducting in it. Re-routing those ducts will add cost to your project and extend timelines. Maybe you want to add a luxurious free-standing soaking tub to your primary bathroom on the second floor. Do your floor joists have enough strength to support that heavy tub filled with water? Bolstering that structure will have a price.
If you live in a condo, a historic home, or a single-family home with a strict HOA, we may need to address specific building elements or make adjustments to our plan that could incur an additional expense.
Before we give you a final estimate for your project, our experienced teams will closely examine your home to discover as much as we possibly can about its current condition and what we need to do to build your dream space, keeping you informed at every step.

LOCATION

The state, city, and county you live in may also have implications in the overall cost to remodel your home.

PERMITTING & INSPECTIONS
During the course of most remodeling projects, permits and inspections come into play, each with their own expense. In Portland and Seattle, those processes are typically more expensive than in Eugene or Bend, and can sometimes also be more complicated and/or lengthy.

LABOR
Hiring subcontractors in Portland or Seattle as opposed to Eugene or Bend may also be a bit more expensive as the cost of living in larger cities means higher labor wages.

SALES TAX
Homeowners in Washington will be paying a bit more for materials and appliances than homeowners in Oregon due to the sales tax on those items.
DISTANCE FROM OUR DESIGN CENTERS
Our teams in Bend, Eugene, Portland, and Seattle generally serve homeowners within a 50-mile radius of our respective offices, although we do take jobs outside of that from time to time. If you’re interested in having us work on your beach house, for example, that’s a possibility. We will be upfront about the additional travel costs for our teams and our subcontractors to make that happen.
