The materials and finishes you select have a big influence on the final cost of your remodeling project, and there are a lot of options out there. EXISTING HOME CONDITIONS
In addition to potential problems like asbestos, lead pipes, outdated electrical, or dry rot that could add to the cost of your remodeling project, your existing home (and previous remodels) can create obstacles in our path toward your new design.
For example, maybe you want your kitchen cabinets to reach all the way to the ceiling but there’s a soffit in the way and it has HVAC ducting in it. Re-routing those ducts will add cost to your project and extend timelines. Maybe you want to add a luxurious free-standing soaking tub to your primary bathroom on the second floor. Do your floor joists have enough strength to support that heavy tub filled with water? Bolstering that structure will have a price.
If you live in a condo, a historic home, or a single-family home with a strict HOA, we may need to address specific building elements or make adjustments to our plan that could incur an additional expense.

LOCATION
The state, city, and county you live in may also have implications in the overall cost to remodel your home.
PERMITTING & INSPECTIONS
During the course of most remodeling projects, permits and inspections come into play, each with their own expense. In Portland and Seattle, those processes are typically more expensive than in Eugene or Bend, and can sometimes also be more complicated and/or lengthy.
LABOR
Hiring subcontractors in Portland or Seattle as opposed to Eugene or Bend may also be a bit more expensive as the cost of living in larger cities means higher labor wages.
SALES TAX
Homeowners in Washington will be paying a bit more for materials and appliances than homeowners in Oregon due to the sales tax on those items.
DISTANCE FROM OUR DESIGN CENTERS
Our teams in Bend, Eugene, Portland, and Seattle generally serve homeowners within a 50-mile radius of our respective offices, although we do take jobs outside of that from time to time. If you’re interested in having us work on your beach house, for example, that’s a possibility. We will be upfront about the additional travel costs for our teams and our subcontractors to make that happen.
