Most Central Oregon kitchen remodels fit into one of three scope levels. Not sure which one is right for your situation? That's what this section is for. Understanding the differences is the first step toward making a decision that actually fits your home and your goals.

New Finishes, Same Bones.
New countertops, updated hardware, fresh fixtures, and paint—all without touching the layout or tossing the cabinets. The right choice when your kitchen's structure is sound and what it really needs is a new look.

Same footprint, brand new kitchen.
Everything gets replaced — cabinets, countertops, appliances — rebuilt within the existing footprint. Includes minor plumbing and electrical updates where needed. The right choice when the layout still works but the kitchen itself is worn out and ready for a full reset.

Walls Move. Layouts Change.
A ground-up redesign that starts by questioning everything — walls, plumbing, electrical, flow. The right choice when the existing layout no longer works for how your household cooks, gathers, and moves through the home.
Neil Kelly's Bend designers know Deschutes County's housing stock—the Old Bend bungalows, the Orchard District ranches, and the custom builds along the winding roads of our golf and resort communities. They know the local permit process. And they know what works in Central Oregon kitchens because they've built hundreds of them.
Our designers each have their own strengths, from design styles to accessibility, multi-generational living, and more. Collectively, there's no other firm in Bend that brings this level of combined expertise to a kitchen project.
I have worked on multiple projects with the Neil Kelly team; a new kitchen, a new laundry room, energy efficiency upgrades, and a whole 450+ sqft ADU. Not to mention all the times they came and the Handyman team repaired my house after my dog ate through walls and doors. All their teams are amazing at communicating throughout the process, and really take the time to make sure things are up to my standard. Including helping find ways to stay in budget. Highly recommend working with them.
We worked with Neil Kelly to update a 35 year old kitchen in Sunriver. They had great ideas for options, and the kitchen came in within budget and projected timeline. Our project manager kept things moving and our carpenter was amazing in refinishing a butcher block and misc. items. All the subcontractors were top quality. We had Neil Kelly update a primary bath 7 years ago, and have used the handyman on smaller projects over the years. They are our go to for many projects.
Neil Kelly Co. is awesome. Always on time, within budget. Quality is top-notch. And they go to great lengths to truly understand your needs and desires. In the end, they’re like members of your family. Couldn’t be more pleased or satisfied. I heartily recommend them.

There's no other place on Earth like Central Oregon, and remodeling kitchens here presents a unique set of challenges. Getting ahead of them early keeps your project on time and on budget.
Homes built before 1960 in Bend's established neighborhoods frequently have outdated electrical panels, aging plumbing, and framing that doesn't conform to modern standards. Kitchen remodels in these homes require a thorough assessment before scope is finalized. We do that during the home visit so conditions are built into the contract, not discovered during demo.
Central Oregon's wide temperature swings and low humidity affect how materials perform over time. What works in Portland or Seattle doesn't always translate to a Bend kitchen. We specify materials and finishes with the high-desert climate in mind — from cabinetry to countertops to flooring.
Kitchens in Sunriver, Black Butte Ranch, and other resort communities may be subject to HOA or community design standards that affect the scope of work. We identify any applicable requirements during the consultation so nothing slows the project down once it's underway.
Residential permits in Deschutes County move on timelines that vary by project type and time of year. We file early, stay on top of the review process, and build accurate timelines into every contract from the start.
Many of our Bend clients are remodeling a second home or vacation property and can't always be on-site. We plan around your access windows, coordinate with property managers when needed, and keep the project moving on a defined schedule so your kitchen is ready when you need it. The cost of a kitchen remodel with Neil Kelly depends on the scope of the project, materials chosen, your home type and condition, and the city. Given those variables, kitchen remodels with Neil Kelly cost anywhere from $55,000 up to and beyond $290,000. The best way to learn specifics is to meet with one of our designers.
A remodel isn’t just construction. The process moves through three phases: design (typically 12-16 weeks), permitting (6-8 weeks), and construction (12-20 weeks). From first meeting to finished project, most kitchen remodels take somewhere in the range of 7-11 months, though every project is different. The scope of your project, the complexity of your home’s existing conditions, the jurisdiction you’re in, and how quickly decisions get made along the way all factor into the final timeline. If you have a target completion date in mind, that’s a great place to start the conversation with your designer.
Most major kitchen remodels require permits if structural, plumbing, or electrical work is being updated. Cosmetic changes such as changing flooring, updating backsplashes, or installing new cabinet doors usually do not require a permit. When you work with Neil Kelly, permits are handled by your dedicated project manager.
Yes. When preparing for a kitchen remodel, Neil Kelly recommends clearing out cabinets and countertops, setting up a temporary kitchen, and ensuring children and pets cannot access construction zones. Neil Kelly crews will protect adjacent parts of the home not being remodeled from tools, materials, or debris.
It depends on what your kitchen needs and what you want to achieve. A Neil Kelly kitchen remodel can range from a focused refresh — new countertops, updated lighting, refinished cabinetry — to a full reimagining of the floor plan, with custom cabinetry, new appliances, and everything in between. Whatever the scope, our designers work with you upfront to define exactly what’s included before any work begins, so there are no gaps between what you expected and what you got.
The best kitchen layout depends on your space, how you cook, and how your household moves through the room. Common starting points include L-shaped layouts for open, flexible spaces; U-shaped designs that maximize storage and counter space; galley kitchens that work efficiently in narrower footprints; and island configurations that add prep space and a natural gathering spot. That said, the right layout for your home isn’t always obvious from a floor plan alone. A designer can spot opportunities and constraints that are easy to miss, and the conversation is often where the best ideas start. We offer free initial consultations if you’d like to talk it through.
