Appliances, fixtures, and products with manufacturer warranties are covered by those manufacturers. Neil Kelly will help you navigate those claims.

The warranty applies when the home has received normal use and care and all contract payments have been made.

Routine homeowner maintenance—grout, paint, caulk, and similar upkeep—is not included. These require regular attention regardless of the builder.

Do you offer a warranty?
Yes. Neil Kelly offers a 5-year warranty on the work that we do, and a 2-year warranty on the work that our subcontractors do on all of our projects. Our Solar team in Portland offers a 10-year workmanship warranty.
How do I submit a warranty claim?
During the first year after your project is completed, you're welcome to reach out to your Project Manager directly — warranty-related items during this period are considered part of closing out your project. You may also contact our Client Experience team during this time.
After the first year, please reach out to Client Experience to request a service call at 866-291-2719. Our team will gather the details and coordinate the appropriate next steps to resolve the issue.
Even if your project falls outside the warranty period, we're happy to assess the situation and facilitate any work needed, though additional costs may apply.

Yes. Before construction begins, we do the work upfront: every new material and fixture is selected, a detailed scope of work is agreed upon, we collect bids from experienced subcontractors, and factor in permitting costs. That process allows us to give you a specific, reliable bottom-line number before anyone picks up a hammer.
Unexpected things can happen on any remodeling project. If we uncover something structural, or if you decide to adjust the scope, we handle those situations through Additional Work Authorizations, communicated clearly and priced transparently before any extra work proceeds.
Does Neil Kelly handle permits?
Yes. Neil Kelly manages the permitting process as part of every project. Permit requirements vary by project type, scope, and location.
When do I sign a fixed-price contract?
A fixed-price contract is signed after design development is complete and all project details, materials, and costs are fully defined. This typically happens before permit submission and before construction begins.
