How is design-build different from hiring a contractor and architect separately?

When you hire a designer and a contractor separately, or decide to manage the process yourself, you become the project manager by default. That means fielding calls, resolving miscommunications between trades, tracking timelines, and trying to hold vendors accountable for decisions that weren’t made together. When something goes wrong, and something usually does, it’s easy for costs and timelines to spiral while you’re left figuring out who’s responsible.
With design-build, one team owns the whole process. The design and construction sides are in constant communication because they’re the same group of people working toward the same goal.
