What must an ADU include?

Last Updated June 24, 2026

Depending on your location, ADU requirements generally include: sleeping, kitchen, and bathroom facilities; at least one operable window or exterior door approved for emergency escape; heating controls separate from the primary dwelling unit; and connection to water and sewer services; firewalls. Depending on your location and whether or not your ADU is detached or attached to the primary residence, there may also be different regulations regarding separately billable utilities and a requirement for a separate address. Your Neil Kelly design consultant and project manager will guide you to ensure that your ADU will comply with local laws and regulations.
